Town planning and engineering services were provided for the development of a 43ha site located in the Greater Flagstone Priority Development Area. The project involved a 341 lot residential subdivision, mixed use and medium density lots as well as parks and environmental corridors. The subdivision included a range of lot sizes with future housing controlled by a Plan of Development.
Mortons worked with the client, from initial pre-purchase due diligence work through to lot layouts, approvals and engineering designs. It involved the preparation of a lot layout to maximise site efficiency and integrate with the planned road network in the area. Flooding, bushfire, stormwater management, proximity to a freight rail corridor and a planned 4 lane arterial road were significant matters required to be resolved in the design and approval process.
In its capacity as Project Engineer, Mortons – Urban Solutions has prepared and lodged operational works applications for the project and will manage the construction of the subdivision.
This project is one of a number of major master planned developments that Mortons – Urban Solutions have been involved with on behalf of Pacifiq. These are located within the Greater Flagstone Priority Development Area administered by Economic Development Queensland. Ultimately these developments will involve a residential population of 50,000 people and include a full range of urban facilities.
