Town planning and engineering services were provided for the development of a 8,800sqm site located in suburb of Maudsland on the Gold Coast. The project involved the development of 22 townhouses.
Mortons worked with the client, the architects and project team to prepare the material change of use application. It involved the preparation of architectural and engineering designs that appropriately managed noise impacts arising from an adjacent major road, slope issues, and bushfire risk generated by nearby bushland.
The site was a piece of redundant road reserve. Its irregular shape, steep topography and because it was surrounded by roads presented challenges in the design process. The proposal for higher density development in an area characterised by low density housing also required considerable negotiation with the Council.
The application was approved in 2018 with construction yet to commence.
