Town planning services were provided for this exciting urban infill project in Southport, Gold Coast. The proposal involved a freehold subdivision for 6 lots averaging 90sqm and dwellings on a development site area with an area of only 542sqm. This equates to a development density of approximately 110 dwellings per ha, which more typically would be a density expected for mid to high rise apartment developments. The attraction for the client was being able to market freehold dwellings at an affordable price point. The site is ideally located close to the Southport CBD and enjoyed easy access to a tram station, so obtained the benefit of reduced on site car parking.
Mortons worked with the client, the architects and project team to prepare the material change of use application. It involved the preparation of designs for uniquely styled 2 and 3 storey homes, a plan of development to control building form and a subdivision plan.
Completed in mid to late 2020 the development stands out as being one of the most innovative housing projects on the Gold Coast, offering an alternative to apartment living in the popular Southport area.
